This shortlist is tighter: companies with public evidence that tiny homes, ADUs, modular backyard homes, or small-footprint homes are a real part of what they do.

How we filtered the list

The goal was not to pad a “top 10.” The goal was to avoid lazy builder lists. To make this page, a company needed evidence that tiny homes, ADUs, modular homes, park models, foundation small homes, or backyard cottages are a real product lane — not just one side project buried on a general-contractor website.

Included

Official model pages, tiny-home/ADU service pages, Florida code language, repeatable floor plans, galleries, testimonials, or stated focus on tiny homes / ADUs.

Excluded

Parked domains, vague contractor pages, manufactured-home dealers with no tiny-home focus, or companies with no usable proof of repeat small-home work.

Why only five? Because several obvious search results did not pass the smell test. TampaBayTinyHomes.com and SanctuaryTinyHomes.com resolved as parked/domain pages during review. FloridaTinyHomes.com only showed a launch/coming-soon style page. TinyHomeBuildersFlorida.com made broad claims but showed conflicting/thin service-area signals. Tiny Home Builders is useful for plans/trailers/workshops, but not a current Central Florida builder shortlist pick.

The builder is step two. The property is step one.

If you are in Winter Garden, Orlando, Windermere, Ocoee, Apopka, Maitland, or unincorporated Orange County, do not start by falling in love with a builder’s model. Start by checking whether the property can support the unit.

City limits vs. unincorporated Orange County can change the entire path.

Site constraints

Setbacks, access, drainage, trees, utilities, septic/sewer, flood, and HOA/private restrictions can kill or reshape the idea.

Builder fit
